When can I dispose of my renter's stuff?

When can I dispose of my renter's stuff?
This is a commercial property.
He split three months ago.
His stuff (displays and samples) fills my building.
I just called him. He hung up on me.

call the better business bureau and ask them.

4. what they'll likely tell you to do
unless you have a specified information about it in your lease or a statue relevant to it, is send him a certified letter giving him a reasonable deadline (say, a week from receipt) to retrieve his property, before you will dispose of it for him.

5. Box them up, and put them in storage. Bill him for the storage
and if he refuses to pay, let the storage facility dispose of them.. If you send him a registered mail informing him about his abandoned property, and your attempts to secure it, he can't have a problem with it.

and the storage rent is probably cheaper than the lost rent of the space he semi-vacated..

6. Put his shit on the curb.
Did he quit paying rent three months ago? Send him an eviction notice (in accordance with your state laws) and include a time and date for him to come pick up his stuff.

Then, put his shit on the curb if he doesn't come get it.

13. Bill him for the hours it takes for you to put it on the curb.
Or have a rummage sale, and put the money from the sale of the stuff into an envelope, deducting your hours for the time you worked at the rummage sale, and keep the balance for back rent.

Believe me, people will come buy the stuff. Make it a buy one for a quarter, get one free. I'm not kidding.

Just don't let my father know you are doing this, or he'll be there with his pick-up truck and trailer, and I'll have to help him unload it.
