real estate investors who are buying rental property and will ask you who they should rent to when the time comes.
I just sold my house and the investors showed up early after the listing with low ball offers that I turned down.
I needed someone who could afford the asking price. The buyers were a nice yuppie looking couple with a baby in tow and grandma to offer advice.

3. Real estate prices are getting back to where

they were before the recession.
I could not afford to buy my own house at the price I sold it at. The economy is improving and some people are doing well.
That makes it rough on everyone else I know but that is how it will go.
I am taking my proceeds and paying off debts and buying a cheaper house so I can retire on my fixed income.

And they've climbed way past the affordability range of most people here in Austin.

Average price here is now $300K+ when 10 years ago it was half that.

I saw too many people who moved out here about the same time I did go in for "Santa Fe Style," something that featured hideous howling coyotes cut out of stock lumber and painted bilious colors, broomstick skirts, Guatemalan tops, and 40 pounds of clanking jewelry from clashing tribes.

It was always a point of pride for me that every place I've lived in has looked very much like a Boston apartment, even though I do have local art on the walls. I just never got one of those stupid coyotes and I live in jeans, thanks.

Well, except for an addiction to high desert climate.

If you own a $70,000 pickup and there ain't a lick 'a' dirt in the bed, you may be a Phony Redneck.

who immediately told me we had no business walking our dog on our street when his unleashed dog attacked my leashed dog.
turns out the animal control person knows all about and was willing to share his sordid history of repeated lost jobs for dishonesty.

We met his friends, too. They all are in a biker group, spend every weekend roaring up and down the street.
