From what I saw on the news yesterday, he entered the theater in regular attire, left through an exit door, used some method to keep the exit door open/unlocked, went to his car, put on his combat attire, and re-entered through the exit door.

His car was parked near an emergency exit. He went out, propped the door open, put all that on, and re-entered through the propped open door.

10. Gosh, looks like even if someone in the theater had their own gun with them,

reacted instantly, found their gun in the dark, and somehow managed to line up a clear shot around everyone else that was panicking and in the way, it still would have been very difficult to take this guy out.
