I just found out that I do not have liability insurance on my condo. I have a policy that's a part of my association dues, but it only covers damage to the property.
That wouldn't have been a big deal if it was just me living there, but I leased the place for a year to someone else! I was looking for an umbrella policy today because I thought that would cover me but it turns out that I have to buy some sort of condo insurance with a certain amount of liability coverage before I can do the umbrella deal. There has to be an underlying policy because an umbrella policy works only after existing liability insurance has been spent, meaning on your car or home.
It turns out that I have to be living in the condo or have it leased to get the condo insurance. For some reason my insurance company won't cover a vacant condo. I was hoping I could get this all taken care of today. What a pain!

(4,033 posts)I live in it with my mom. I carry a homeowner's policy (not condo), our documents are very clear as to what I own. I own nothing in the walls, nothing in the celing and nothing under the floor.
See if you can get just a homeowner's policy and then mandate that your tenants have renter's insurance.
