Anybody want to buy a condo in the Dayton, Ohio suburbs? Listed at $29,900, I'll take 22k.

I moved out of the place 3.5 years ago, tried to sell it, but then leased it after no luck for 9 months on the market. I leased it for two years. The second tenant tore the hell out of the place which defeated the purpose of leasing it for the most part. I had to put $3000 into it to get it looking good again- a serious scrubbing, new carpet, new paint, new blinds.

Anyway, 1 large bedroom, 1 bath, living room, dining room, kitchen. First floor unit. Patio with nice landscaping. Community pool. Laundry facilities on site just a few yards away. Basically, a nice little apartment-type place except you own it. HOA fee is $204 a month which covers water, sewer, trash, exterior maintenance, landscaping, and snow removal. Your only utility payment would be for electricity (no gas) unless you wanted cable TV and a land-line, but who does that anymore? There is virtually no crime in that complex. Located in a convenient, nice section of town.

$22,000 is my rock bottom price. I bought it for $33,000 right before the Great Recession and housing bubble burst. It's basically listed for what I owe on it, but I'm willing to take the hit to be done with the place.

Do you have it listed somewhere where you've included some photos? If the surrounding environment is attractive you should include photos of it. I had a friend who lived in La Jolla and was selling her condo. One of the things she listed was that it was only a few blocks from the beach and she included a photo taken from the condo in the direction of the beach. I suggested she actually go down to the beach and take a photo of it and include that because the beach is a selling point, not the innocuous view from her terrace.

6. Yes, there are as few rules, but I think most responsible pet owners don't have a problem with them.

When your pets are outside, they must be on a leash. That includes cats. You also have to be sure to pick up after them when they have done their business outside. You cannot have them tethered to a rope or a chain outside and leave them out there. Your pets must be with a human at all times when outdoors.

That's pretty much standard for communities like that. It sounds like you have indoor pets anyway.

Lots and lots of people locate places they are interested in by going
to those sites before they even call an agent to look at property.

You can get a very nice and very large house in Dayton for under $75,000. I bought a 3 bedroom 2 bath ranch on a large lot in the suburbs there for $87,000. My parents have a 4 bedroom 3 bath bi-level on a half acre in the suburbs that is valued at about 140k. That's just the way real estate prices are in this area of the country, especially after the housing market took that big hit a few years back. Small condos in the south suburbs routinely sell for 20k-40k depending on their condition.
