Population growth continues in Gallatin County, up 25% since 2010

Gallatin County is still growing. ... Gallatin County’s population has nearly hit 112,000, according to new estimates by the U.S. Census Bureau released Thursday. That’s up 22,363 people — or 25% — from 2010. ... The new numbers chart populations in Montana through July 1, 2018. Gallatin County outpaces all other counties in the state over the last eight years.

“It’s what everybody already knows, a lot of people want to live in Gallatin County,” said Bryce Ward, co-founder of ABMJ Consulting and an economist with the University of Montana. “It has a growing economy, decent jobs and is a nice place to live.” ... Most of those arrivals — 16,853 — are people who moved to the area. The rest is home-grown, as in more people having babies than dying.

More people comes with some tension.

1. Makes sense,

this area has the most cheap build-able land with in driving distance to Bozeman.

2. Cheap land? In the Gallatin Valley near Bozeman...

There is no such thing as cheap land here. Even Manhattan and Three Forks is getting outrageous.

If you know of cheap land, please let me know I have been looking for a long time.

3. What a change.

Have not been to Bozeman since 13'. What a change,do know the University was a major incubator in creating new Tech and Tech related jobs. Had no idea the land values went so nuts.

Had a option on a piece of land by Amsterdam,the Spouse said no more snow,so we sold it to a local friend.

Appears the California relocater's are doing their thing much like the early nineties.

4. It's crazy homes or apartments. What they are building are homes for the rich,

high end apartments for the rich and people are so greedy that they are turning their 30 year old garages into apartments and charging 1500 - 2000 for that.

I went to look at an apartment in Amsterdam. The view was amazing and worth the money in itself BUT you couldn't wash your clothes unless you put them on immediately or left the grounds to get dressed. It all sounded great, 1500 for 3 bedrooms on the top level of..... …...a working dairy barn. Had the apartment been on top of a non working barn it might have been different.

5. Another woulda coulda event that we missed out on.

Understand what you are going through. After the wild fires in California,all the ones who could afford to retire did,and they took the Insurance Checks and are paying cash in your area as well as here in Vegas and Reno. Reno Rents for a 1 bd 1 bath start at a grand.

We have seen this cycle before,then all of a sudden,these new mover iners are bored and then the market goes to hell over night.
