Sweeping plan to rezone Tacoma residential areas faces council vote Tuesday
The Tacoma City Council is set to vote Tuesday night on one of the Puget Sound areas most drastic initiatives to create more housing.
If it passes, the ordinance will change zoning to allow for higher-density housing, a move planners feel is needed to meet future housing demand in Tacoma, where as many as 45,000 more households are expected by 2040.
The initiative is an attempt to balance the need for additional housing and the desire to maintain the existing characteristics of the neighborhoods. The goal is to blend higher-density urban areas into low-density residential neighborhoods through midsize multifamily zoning.
The ordinance would allow for up to four units per lot for most areas of the city, where currently about 75% of land is zoned for single-family use. About 17.5% of the city would be zoned mid-scale, which allows for five to 20 units per lot. Areas around commercial districts and transportation lines would be zoned high density, which allows for 20 or more units per lot.
