5. Ok, that would have me worried if anything else needs repairs in the future.

Would definitely tell him the repair is unacceptable and he needs to replace the door. Also looks like they didn't have the place cleaned after the last tenant left. The caulking around the sink counter is covered in mold. Needs to be cleaned or removed and recaulked.
