Our basement is full of his tools, fishing tackle, shelves of stuff “he might need some day”, etc. etc.

I dread the thought of ever moving from this house.

I am very happy for you that yours will all be fixed up and taken care of! There’s nothing quite as nasty as a flooded basement! Good luck!
