12. On flood insurance in NV
Flood Insurance
Flood insurance is excluded under standard homeowners and renters policies. Flood insurance is available for purchase, however as a separate policy. If you are moving into a new home, apartment or business location, make sure you have adequate insurance coverage. Contact your insurance agent for information on the flood risk to your property. Homeowners need to be aware that there is a 30 day waiting period required for flood insurance to take effect. Should your home fall victim to a flood, remember to inspect it for damage, especially for cracks in foundations. Take pictures of damaged property and keep notes. Also make an inventory of your possessions and store it off the premises. Use pictures and inventory lists to help your insurance company determine the extent of the damages and to facilitate the insurance claim process. Although flood insurance is available through insurance companies, policies are underwritten and issued by the National Flood Insurance Program (NFIP as part of the Federal Emergency Management Agency. I live about 30 miles away from where this occurred. Anyone who thinks it never floods here is a fool. It does. Especially flash floods, because it's so dry year round and sudden down pours aren't absorbed quickly, and in low lying areas near the Truckee.

If you live in certain areas in NV, and can afford flood insurance, you should get it.

I'm not sure why no one had flood insurance out there -- I'll have to look into this more carefully to understand.

I was quite frustrated with the town meeting that the Emergency Management people had that aired for a looooong time today -- they seemed to not be attending to the situation -- waiting for FEMA to come over the mountain pass from Sacramento and we had horrible snow and rain the last three days so they were delayed (duh, ever hear of a four wheel drive and snow tires?) -- and giving lip service.

Anyway, thanks for the post. This has hurt a lot of folks out there.
