Do you think I can get away with putting my house on the market if I'm willing to wait?
I'm sure I'll get virtually slapped for suggesting this, but Mr. Writer and I are considering a move south to be a bit closer to his work. We're in no hurry, and he can stand the commute (although it's a bit expensive) for as long as necessary, but I don't see the housing market improving in the next year or more.

Should we still go for it?

1. It's all marketing.
Price your home properly, and you should be able to sell it easily.

2. Especially if you can afford to wait.
My house, a lovely historical which happens to be two doors down from Stephen King's house, has been on the market for two years come March. It's a tough market, and there's no harm in jumping in long before you absolutely have to make your move.

Well we do have time. It's appreciated only a little since we purchased it five years ago, so prices around here have been stable.

There's always a market for sensibly priced houses. I figure the market bust is mostly about new builds (aside: I haaaate the fact that the success of the economy is based in part on how much wilderness/open space we can bulldoze) and existing houses with prices that got jacked up into the stratosphere in the past several years.

9. This is a twenty year-old home...
lots of upgrades. We added A/C, radon, and a sprinkler system. Hopefully it will catch someone's attention.

We're also throwing in our 50" HDTV for good measure (we don't want to move it out of the basement).

I think it is better to put it on the market now, rather than wait and perhaps be feeling pressured to sell.

8. We're waiting for the snow to melt and for me to hear about graduate school.
Then we'll officially decide to go on this route.

We also thought that we'd wait until we got a nibble or two to begin looking in the area we want to move to.

We're considering the March to April time frame.

11. two days....
My wife and I have been working on a house in Stillwell, Oklahoma since Mid August of last year...we hope to have it sold by May/June of this year....

13. Thanks, I hope it sells fast...
its in between Tahlequah Oklahoma, and Siloam Springs Arkansas, two cities, that have a decent job market, so hopefully it sells soon! :D
