I need to vent - I hope you don't mind.
We are trying to sell our house. We are planning to cash out some of equity to pay off some of our debt. We are approaching 40 years old and are tired of being under the thumb of our credit cards. We have a new house, that will finish being built in a month.

We thought we had the house sold. Now I am told that the "buyers" are probably going to back out of the deal because of the inspection. We have an EIFS exterior home - this is a faux stucco exterior. We have put $10,000 into it over the past 4 years to make it moisture free. The company that did the work warranties it for at least another year. Turns out that the "buyers" picked an inspector that knows nothing of stucco (even though we told them to make sure that they got one that knew how to inspect these types of house) and he says that he found moisture. Of course, they now want out of the deal, which is their right. Except that the EIFS is 100% under warranty! They also want a new water heater and a new HVAC system. We offered a home owners warranty to cover these things, since they are original with the house. They should have noticed this before now!

Anyways, we have not been showing the house for the past 2 weeks because we thought this was a done deal. I am so disappointed. It feels that we will never get ahead. All we do is struggle.

I know that there are many people that are worse off than we are, but this really has me down right now. If you have read this far, thanks.

1. sounds like a nice house, don't worry it will sell soon enough
selling a house.....
it's a very aggravating and time-consuming ordeal altogether...when we sold our house many years ago...it was....the buyers are trying to get financing....the buyers want this price..the buyers want to negociate...the bank will only give this price....the bank wants an inspection....etc etc etc. You have greener pastures down the road, just wait it out.

2. I sold my house in Florida in 2006
We had set the closing for a date in August. As will happen, the closing was delayed for a week.

Meanwhile, a hurricane formed in the Atlantic. You can't buy, sell, or insure property when there is a tropical system "in the box" (on it's way to make potential landfall).

The problem here? We were on our way to our new home, and our homeowners insurance had expired. So there we were, 1000 miles from our home, which was supposed to sell the next day, with a potential hurricane about to make landfall, and no insurance.

However, the storm hit with little impact, our bank was able to force place insurance afterward, and we ended up selling a week later.

Just remember -- a) patience and b) it's only money

8. I try to be patient, but sometimes it is awfully hard!
I know that it will sell, I just hope it is soon. It is so hard keeping the house ready to show all of the time. I want to go back to being comfortable in my own place.

3. If I had the money
I would buy your house. But I don't. So I can't. But someone will. Be patient, give it time, and everything will work out just fine.

4. Nashville? Oh man.
Wish I had the resources to buy it. I'd love to live in Tennessee. I've never been to Nashville, but I fell in love with Clarksville, and Nashville is just down the road. :hi:

6. You've just got to wait
for the right buyer. A couple of years ago I put my house up for sale and barely anyone ever came to visit. Discouraged, I took it off the market.

This time from listing it to living in my new place took a matter of 8 weeks.

Please be patient, and I'm sending fast house selling vibes your way.

I am trying to be patient, but it is difficult. We picked a crappy time to move, and I think that the buyers want everything to be perfect. We are thinking about taking the house of the market, at least for a couple of months, with hope that the market will improve.
