Are counties charging the same tax rate on properties which values have fallen in your neck of the
woods? Maricopa county is. I'm waiting for someone to file the first law suit. :7

I want to see what folks who are up later in the am have to say about this, I have been curious myself.

But..we not longer have to pay property taxes on our home, so I have no idea what the assessment rate is around here.

2. We are suppose to be having a County wide re-appraisal
this month, to adjust our property taxes. That is what I have heard.

4. Yep... they're called revenue neutral
because they don't affect the revenue they collect, which is the same. We just had a reevaluation this year and property values have fallen off considerably but property tax rates were raised so that it's a zero sum game. What I pay now with lower property values is the same I was paying with lower property taxes and higher property values.

Still, the property values in our area of southeastern NC are low compared to other parts of the country. I can't complain. The roads are nicely maintained, firefighters come to rescue us, we have libraries, we have beaches that are well kept, we have schools that are not great but not terrible, needy people are provided for.

7. The value of our home has dropped at least 40% but the property taxes went up $1200 this year
I am at the point now that just the monthly property tax bill alone($4800 per year), is about equal to what our initial mortgage payment was when we bought this house.

When we get this house payed off we will no longer be able to afford to live here any more on my pension. And we can't sell it either because no one can afford the taxes.

of Call of the Wild fame also wrote a dystopic novel titled 'The Iron Heel'. In it, property taxes were raised so high that people couldn't afford to live in their homes.

13. An important detail for the gadflys around here who kneejerk over Prop. 13
It happened in California, which is why we passed Prop. 13 and Democrats and Republicans alike will defend it to the death.

8. In Maricopa county, all it takes is an appeal, and they are almost 100% of the time
issuing new valuations. All you got to do is ask.

10. If property values are falling
the tax rate needs to be adjusted UP, so tax revenue doesn't fall.

11. In my town, the valuation will stay the same for another year or so
until the next revaluation but even if the value goes down, the town tax rate will go up to compensate. The real problem is that the state is passing on expenses to the localities so that it looks like the state budget is under control. The botton line is that the buck always stops with the little guy.
