Routine building inspections not required on high-rises in Florida

Dr. Ashraf Badir from FGCU’s Whitaker College of Engineering explained there is routine maintenance that happens to all buildings. However, there is no routine inspection required on high rises after they’re built.

“There could be no warning but there is a reason behind it. Some changes in the environment around the structure have happened that caused this to occur,” said Dr. Badir.

In 1981, the same year that the collapsed building was built, Florida passed a threshold inspection.

The inspection requires buildings, like Tarpon Landings, to be inspected during construction and as well as when it’s completed.

Currently, after a special inspector signs off on a building that is three stories or higher there is no statewide law that mandates annual inspections on those buildings.

It highlighted the shoddy highrise buildings being built in Florida at the time. I know this one was built later but I'm sure things hadn't changed that much. Surprisingly it lasted this long?

4. Condo Association Liable

Since this is a private building which must have a condo association, it was the responsibility of the condo association to make sure the building was structurally sound. The owners are ultimately responsible for this building. If my house developed structural issues it would be my responsibility to identify the issues and get them fixed.

So, at least they have those leanings covered down in FL.

They do it with asbestos too. At one time they sold asbestos kits in Home Depot, but if you sent it away to determine if you have a problem in your residence, you would have to fudge the address to another state, because they wouldn't process the sample if they knew it belonged in Florida. "You all must have a lot of asbestos down there," they said. And, of course we do, since Florida approved the use of asbestos in their building, even after it was prohibited everywhere else. Texas, too. They allowed the use of existing supplies.

You think one of our fine newspapers would research this issue. But, they're all complicit.

14. My mom's condo development had the 40 year inspection just a few years ago.

It’s a very large development with low rise, high rise, town homes, single family on golf courses.

After inspection they found problems with some balconies and so all of them had to come down and get rebuilt. It took around two years to take them down and rebuild all of them.
